Matthias the owner has made this hotel live again. Respect to the man.

The place is under reconstruction/renovation and closed to the public. Seems a co-financing scheme is in place to restore and sell the property.

I just registered to check the available apartments for sale, and shocked to see that you need to pay €25,000 for a derelict room with bathroom. I think it’s arrogant to sell units in this condition. The damp on the walls rising from the floor it’s clearly seen on the advertisement, and when you click on each apartment to see the spec, there’s no such, but a guy walking with his phone in a ex communist building from the 60es, and showing these derelict rooms, which he is not intending to renovate or invest in, but just resell 5 time more then what be bought the building for, and do an immediate sell. The investor has bought the building for hardly anything because it has not been renovated since the 60es and needs a solid investment to resell, but he is doing a quick resell, passing the damp and the issues of the building to the buyer! I bed only young and inexperienced buyers are involved in this “project”.

From the moment I arrived at Coliving Semkovo, I knew it was a place where innovation meets tranquility. Set against the idyllic backdrop of Bulgaria's Rila Mountains, this coliving space offers the perfect balance of work and leisure, tailored for those who embrace the future of remote work. The amenities in this coliving facility are second to none – from the fully-equipped coworking areas and conference rooms that cater to all professional needs, to the pool, sauna, and gym for when it’s time to unwind. Not to mention, the ski rental and storage for winter sport enthusiasts is a major plus.

The idea is good, but they have a lot of work ahead of them. Good luck.

A beautiful and quiet apartment complex surrounded by forests and mountains - the place to be for digital nomads.

The place is amazing! This is the most beautiful mountain in Bulgaria in my opinion! The location and the building itself are simply incredible!! The guy who organizes all is a very nice and devoted German man who lives in Bulgaria for a long time! Definitely recommended!! Thousands of stars not only 5)

Amazing place, amazing project! Nature in Bulgaria is something special. Looking forward to the opening and highly recommend to others to visit this place.

I'm a proud early backer of Matthias initiative to turn this magnificent abandoned building into something truly unique and amazing. Over 2 years I've observed how much thought and effort was put into creating a community owned co-living. It's an innovative and courageous vision, demanding unseen amounts of patience and perseverance. After visiting the building during the backers summit over a long weekend full of discussions and presentations, it became obvious that if somebody can create a 200 apartment co-owned community and do it fully transparently, without bending any laws, and make it sustainable - it's the one and only, Matthias. Only he can genuinely pull it off while answering all the questions and, actually, encouraging the backers/investors to discuss and vote on all the related aspects of this project. I appreciate that community input is really encouraged and everyone has a meaningful say. The assumptions are constantly challenged and problem solving mentality is nourished. Coliving Semkovo has my trust and today I've bought an apartment in the biggest rural coliving in the world! Excited to be part of the history.

A very interesting project nestled in the stunning natural landscape of Bulgaria. Thanks to the road currently under construction, Bansko – a hub for digital nomads – is just a 40-minute drive away. The project is designed for owner-occupancy, rental, or a combination of both. It's ideal for those seeking an affordable home base in a tax-friendly country or simply wanting to invest in a future-proof project. Compared to many newer apartment buildings in Bulgaria, the structure is very solid (25 cm concrete ceilings, soundproofed walls), and purchasing an apartment also grants you a share in the entire building, providing greater legal security – something not always guaranteed in Bulgarian apartment blocks.

We're developing an incredible community living project by repurposing a stunning old hotel building. Our plan is to convert it into a coliving and coworking space with 200 apartment units, and each apartment owner will co-own a share in the co-op that operates and maintains the building. The expansive space offers fantastic amenities like a large pool, a beautiful backyard, a communal kitchen, and a spacious coworking area. Coliving Semkovo is putting Bulgaria on the map across the globe, and helping to attract high quality talent and expertise to Bulgaria. This is a fantastic, visionary project built on the values of providing social good and improving society through new, innovative ways.

Why this magnificent hotel build with state money and free people's labour during the socialist regime is now given to some german guy and his friends to sell it on pieces, room by room in order to make a good profit from that?!? Can I ask for what amount of money this hotel was acquired by this German and from whom? What a shame really. Calling it “co-living “or whatever doesn’t change the case that this is another perfect example of corruption in Bulgaria. What a shame really. Here we are dealing with moral dilemma that you should not make profit from something build from the people to be used for free by the people. You have created nothing to have the rights to sell it. Why don’t you try to build such a hotel from zero then sell it to third party calling it BTB or BTC and then put another fancy name. But nowadays obviously moral is some expensive unnecessary“thing” that can’t be sold.
