I have lived here now for 6 months. And now about to upgrade my room and extend for another 6 months. It’s been great. Most of the staff are very friendly. The facilities are alright, some stuff could be looked after better like the games room, the cinema and the gym but that’s mostly down to the residents living here. The laundry room washing machines and dryers need updating as half of them don’t work or are always out of order. There has been issues with hot water every now and then but the collective have been promptly onto the issue every-time or almost issues that are raised in the building are addressed very quickly. They have just updated areas of the collective which is nice like adding in a post room with a code to get in and the post in your correct place for easy collection. There is also something like an event/ activity they put on most days where u can get free food or drink as well as meet others residents and learn about different culture days etc. 6 Month Update: just renewed and upgraded my room. Got a good price for this as well as the move was smooth to switch from one room to another room. Within the last couple of months there has been some new reception staff and they are great. They are very happy to help, always smiling and everything seems to move a lot smoother. Especially one called Kiri, lovely guy always saying hi if he sees me and asking how my day has been, even remembers the personal stuff and questions like asking how my ankle has been which I torn not long ago, which is a surprise he remembers with the amount of people they see a day. He is always very helpful when I see him as has sorted any issue I have had very quickly like the wrong code on the parcel room and sorting out my mail boxes as well as remembering about questions or queries I may have. I’m very glad he is on the team. And I always make sure to say hi or if I have any problems that I go to him! 12 Month Update: I only recently moved out of the collective. The transition to leave the building was very easy using the trolley and lifts to take my stuff down to the truck. I’ve seen a lot of reviews about receiving the deposit back. I received my deposit back very quickly probably within 1 working week so was super impressed with this. Thank you to the collective team for my stay. It was the first time living away from family and you made it a really good first experience. Update – May 2026 After living here for 2–3 years on and off, I recently tried to upgrade from my 12m² studio to a one‑bed apartment now that I can finally afford it. Unfortunately, the experience this time has been extremely disappointing. I received an email on 10/04 confirming that a one‑bed was available. I replied the same day and followed up several times, but I didn’t receive a single response from Sales for over a month. Because of the lack of communication, I had no idea the one‑bed had been allocated to someone else until Reception informed me weeks later. This delay has had a real impact on me. Due to my work mobility, I only have a 9‑month window in London, so the April one‑bed was the only realistic opportunity for me to upgrade. Had Sales replied or informed me of the contract and pricing changes at the time, I would have gone ahead immediately. Instead, I was left without answers and had to secure the studio again because I had no other option and no time to find alternative accommodation. It’s frustrating to miss out on a better living space purely because of a communication gap, especially after being a long‑term resident who has always spoken highly of the building and staff. I hope management takes this seriously, as it directly affected my ability to improve my quality of life here.

Update: County Court Judgment (CCJ) had been entered into against the company for failing to repay deposits. Despite the CCJ, the company has refused to (voluntarily) pay back its debts, enforcement action is being sought.

Very disappointing experience. I was charged £500 for a window issue that was clearly related to the building but management chose to blame me instead of taking proper responsibility. On top of that, there was no hot water for about a week, the fire alarm kept going off at ridiculous times such as 4 or 5 in the morning, and the lift was often out of service. The building had ongoing problems, but instead of resolving them properly, management seemed more interested in shifting the blame onto tenants. I would not recommend living here.

A very difficult review!!! In many ways, it's a great place to live, but there are many things that could be improved: Seriousness in cleaning and, above all, supervision by someone who knows what "cleaning" means. I could almost say that kitchen cleaning is okay, but, considering how the cleaning ladies clean the dishwasher, it's unbelievable!!! They throw everything in there, one piece on top of another, until they fill all the available space! Unbelievable! Management support is non-existent... convenient arrangements for the staff... What's keeping me here??? The sauna and gym!! As for everything else, it's not worth it. Terrible organization, starting with the management. The receptionists are really good... I hope they stay working, otherwise they'll have lost the very few people who know what they're doing. My only thanks goes to them.

Thanks to all the staff at The Collective! I'm really glad to have been able to arrange a visit for another group of Talking and Exploring walkers again. A weekend is not the best day for such visits. Hence, we needed to wait a bit, but it definitely was worth it. Besides, the local café was most accomodating. Many people were impressed to see this new way of living with many common spaces such as a gym, library, cinema, secret garden, kitchen, games room, spacious terrace garden, and more. It helped to run into a few residents who were definitely pleased with their accommodation. Owing to the collaboration with the OPDC, we have been able to introduce more people to some of the hidden treasures of this area undergoing a big change.

If you’re considering renting a studio here, I would strongly advise against it. When we initially moved into the building, everything was going well. However, things changed after we renewed our contract. New rules were introduced that have made running a business here increasingly difficult and frustrating. One major issue is parking. There are now only 4 parking bays available for over 50 units, which is completely inadequate for tenants and their clients. Additionally, lift access has been revoked for first-floor business owners. This is especially inconvenient for those of us who regularly bring in stock and need to escort clients. The building is tall, and the staircase to the first floor is not an easy climb—especially when carrying equipment or supplies. Overall, these changes have significantly impacted the convenience and functionality of running a business in this building. I would recommend looking elsewhere if you’re hoping for a supportive and accessible environment for your studio or business.

Living in this apartment has been incredibly frustrating. The rooms are so tightly compressed that it feels more like living in a storage unit than a livable home. On top of that, the receptionists are consistently unhelpful and, frankly, quite dismissive whenever I try to bring up concerns. I've had multiple issues over my time here, none of which have been properly addressed despite sending several emails. It’s incredibly disappointing that there doesn't seem to be a single responsible or competent point of contact to actually resolve anything. This level of service is unacceptable.

This restaurant serves some of the best grilled chicken I have ever tasted. The half baby chicken on the bone was incredibly soft and succulent, cooked to absolute perfection. The chicken shish was equally impressive, bursting with flavor and tenderness. If you're a fan of crispy chips, you won't be disappointed; they are always served hot and perfectly crispy, adding to the delightful experience of the meal. Abdul and the staff in the kitchen deserve special mention for their exceptional service. They are always helpful and make sure to extend their gratitude, making you feel truly welcomed. The restaurant has a new location called The River Café, with a diverse menu that promises something for everyone. I highly recommend giving it a try—it's truly the best dining experience in NW!

Best advice I can give you: DON'T ➕: Everything is taken care of, including additional costs, council tax, and wifi. There are plenty of opportunities to meet new people and participate in events. The in-building supermarket is a convenient emergency resource. The location has good public transport access. ➖: Common areas are dirty or cold. The heating doesn't work, and there are frequent issues with the laundromats and hot water. Edit: almost weekly there are new issues which WON'T be fixed. No heating for over a year, wifi issues every week, issues with the laundry, sauna ... Moved out asap. Finding people who take over a contract is almost impossible.

A lot of times things were broken and not working(the communal kitchen, elevators etc). One time a homeless person entered the building and stayed in the saune for 3 days. Last update, now that’ve moved out: I lived in the Collective Old Oak for 2,5 years. Yes, the rooms are tiny, the area is a dump and the shared spaces are falling apart. I had a very happy period there when they still encouraged a community… But seems like management’s changed, all the original residents left and it became very boring. The cafe closed, the restaurant too, no one went to the parties anymore… For the price they charge and the location, it became a steal. There were quite a few infrastructure issues while I was there: slow internet, no hot water and the alarm going off all the time. So overall, I have great memories of living there, made true friends I see even after living the Collective. But the sense of community fell apart and I felt like living in a hotel, which I feel is what the new management wants: charging as much as possible for a tiny room and people going in and out as fast as possible too.

There have been reports of rats and flies in the building, as well as incidents of bikes being stolen from the bike shed. Additionally, there was a tragic event that occurred a couple of years ago. Also, it's worth noting that instances of antisocial behavior may not be adequately addressed.

Overall, I had a good experience with the accommodation. The best thing about it was the travel links. The price was okay, but it might be considered high for the area and facilities. However, I can't complain too much. The staff, especially the management, were friendly. They also returned my deposit quickly, and any problems I had during my stay were dealt with by the credit control team. Since Google won't let me ADD ANOTHER REVIEW, I HAVE TO EDIT THIS ONE. I would say the BEST part about The Collective is the people. The people and friendships I made were invaluable. Some of the staff, absolutely amazing. Key staff, leadership, pretty much non-existent. Needless to say, I moved out. This place just has too many issues. For starters, you never know if you will have hot water, the machines in the laundry room is a coin toss, kitchens need an upgrade, heating inconsistent, communal areas need deep cleaning. That last comment is not a dig on the cleaning staff because there is but so much they can do because they are surface cleaning. The place needs some furniture replacements and professional cleaning, laundry room needs an overhaul because the furniture looks like it was brought in off the street. Building rules like no-smoking are not enforced, some residents leave communal kitchens disgraceful for cleaning staff to clean behind them like children and there is no recourse. I felt sorry for the cleaning staff there. OMG I don't want to go on but it gets worse. Their accounting system is non-existent. You have to maintain your own bookkeeping because they will keep you in the RED, with no accurate records of your payments. This I would say was the most stressful part of my entire stay. I did not expect to always have to prove and verify my payments. After-all, everything is done electronically so why can't they get it right? There is no excuse for this. I will always say the people were the best part of my experience but some residents also go too far claiming communal space as an extension to their room rental and are quite rude to others; that was unpleasant to witness. But more important to note are the Community events which are probably a reflection of the Events Coordinator who is just about the most unfriendly you'll ever meet, very unapproachable. There are better options in London so I recommend, keep looking and try other places. That's what I did. I am a new resident/member of The Collective but I have to say I have met some wonderful people here. Friendly is an understatement. I feel welcomed into this community and am so happy I made the decision to try this lifestyle out for myself. Also, Hanife, the manager of housekeeping is so attentive. She let's you know that she is here to ensure we are satisfied with their services. I almost hate to mention just one person at the front desk because I don't want to overlook the 3 or 4 who literally carry the weight of our first impressions, our complaints, interactions and everything in between. Suffice it to say, there are a few that you just know you can depend on.

They don't care you choose to renew and have been a member for long. They will raise the price every single time you want to renew. It is very uncomfortable to live in a place like that. On top of that, I have moved out 2 months and a half ago and they STILL have not returned my deposit back. I have sent 20 emails already. They still have not done it. I am not even sure if they will at all. This is just unacceptable. The reception staff is so not useful either. I do not think this place is worth the stay. They brought too many issues.

WOULD NOT RECOMMEND THIS PLACE Positive things I enjoyed: 1) Made so many friends and connections as it felt like a Uni accommodation, but for professionals and students too. 2) They celebrated festivals and events from a wide variety of cultures around the world. 3) Onboarding process was fast. 4) Maintenance and cleaning were super fast and efficient. Kudos to the maintenance team! 5) Facilities such as Library, Open spaces to work from home, sauna, cinema room and a terrace to chill with friends. 6) Close proximity to bus stops and all major train lines in London. 7) Good gym facilities. Negative things that I did not like: 1) Every week there would be an issue in the building (No hot water, lifts broken, wifi issues, fire alarm going on at random times and ringing forever! And many more!) 2) Summer is an absolute nightmare as it gets really hot in the rooms and there is NO AIR-CONDITIONING + Windows don't open that much. 3) The credit control teams takes FOREVER to respond to emails. Good luck getting an urgent response from them! They took almost a month to reply to me concerning my deposit! On top of that, the credit control team is managed by one person ONLY! They also invent so many excuses such as: "Systems were down", "Credit Control Team is overloaded", etc. Yet they don't invest to get more people in that team. 4) The parties they organise feel like they are on a budget. Many people don't show up at all. 5) The laundry has some broken machines which take your money but don't wash your clothes! People have been reporting this to the building and Circuit Laundry for a year now and still nothing was done! 6) There is an abominable amount of noise throughout the day and at night from cars honking, trains passing by, construction and the nearby dump. Found it so hard to sleep at night! 7) The rooms are ridiculously small! So much so that it forces you to go outside and socialise. Same can be said for the kitchen. 8) Lack of security control where at some point, weird people started entering the building. People who did not even live in the building. At one time, the card scanner at the front door was broken too, so any one could enter and take the lifts. 9) Some receptionists can be moody when talking to you. Feels like you are annoying them. 10) There is literally nothing in the surroundings other than an overpriced convenience store and a polluted river. 11) Storage under the beds require you to do lots of efforts to open. It is not practical at all and is a huge pain to remove something from there! Could have made use of a spring to suspend the opening of the storage. 12) Rent felt extremely overpriced for such poor facilities. I did not feel that I obtained value for money. 13) When temperatures were dropping for the winter, they did not want to turn on the heaters. They wanted to wait a little more weeks to turn the heaters on. 14) No proper management of the building at all as it feels that people's feedback were not really taken onboard and they go about trying to save as much costs as possible by regulating a few stuff. 15) So many people were leaving the building and trying to find replacement tenants throughout the year because of the aforementioned issues. Heard of so many more problems with this accommodation, but cannot testify if true as I have not personally experienced them. 16) So much dust and air pollution from cars and constructions nearby. These end up in your room regardless if windows are opened or not. There is an air vent in the room which also appears to blow dust slowly in the rooms. Seems to not have been cleaned at all.

Fraud company. I had made a booking by giving membership fee and 1 week deposit. I was told the dates can be changed and I was not given any terms and conditions or any tenancy agreement details or anything whatsoever. Resident: March 2022 - March 2023 The building was okay, but the landings need redecorating. The wallpaper is dark and dingy, light colours are enquired to make the landing more spacious, bright and welcoming. It can sometimes feel like you're walking around on a prison landing. The building is cleaned throughout the day but can get truly filthy at night due to a few uncaring residents The surrounding area is depressing to look at. It’s a giant building site due to HS2. If I’d known, I.e. done thorough research I wouldn't have moved here. Although the en-suite rooms are small, there is plenty of storage space to speak of. There are many communal things you can do should you choose to be social. Staff: Pleasant and polite. I don't have a bad word to say about them. They do try to help you if you have concerns in their remit, they're able to deal with them at the time. Cleaners: Do a great job, it's a hard task keeping the entire building clean. Bills are included which is a blessing, however, the amenities are missing, often don't work and are lacklustre. There is no cutlery in the kitchenette to speak of, no kettle, no pots or pans. Gym: A steal of £50 for the year! I often worked out, plenty of weights. At least one of the cardio machines would be out of order on occasion but it was a small price to pay. Cafe: Made some amazing breakfasts but shut down approximately 2-months before I checked out. Bar: was closed more often than open, it didn't seem to make a difference in the Summer months. Wash bar: Cheap to wash and dry clothes, you can easily find available machines if you go at off-peak times. Irons and boards looked good in there although I never used them. A couple of ways to pay, if you're not into using your bank card to do it. Wifi: often drops out, weak signal, often wires are cut by the workman. There's an outage for the entire building at least once a month. Support agents for wifi are often frustrating to communicate with. Fire alarm: goes off often, during day and night hours, often due to residents' questionable cooking skills. Drugs: There's an issue with a small number of residents smoking weed inside their rooms at night. Rent: Residents are charged different rates depending on their circumstances. I was charged a lot for very little, in my opinion. This is rated one star because credit control has so far failed to return my deposit to date. It has been longer than 20 working days and they’ve failed to communicate with me. I’ve sent a letter before court action to start the process of the return of my deposit. Update: After sending several emails, one to the front desk cc credit control sending a letter before court action I received assurances via email that my deposit will be returned to me in full by Friday 13th May. If not I will proceed will court action, filing a claim at small claims court. Due to this, their customer service gets a thumbs down from me. Should the deposit issue be resolved to my satisfaction I will edit this review and give it an additional star. UPDATE: Credit Control returned my deposit in full two days before I was due to file a Civil case with the small claims court. Due to the return of my deposit before having to submit a case in court, this review has jumped from a one-star to a two-star rating.

Stay away from this overpriced dump site. There is no security. There are literally homeless people that are allowed in and nearly assaulted one of the tenants (see photo). The homeless man in the photo slept in the room where the sauna is, for several days. The police had to come and escort the homeless man out after the tenant called the police. The staff didn’t even care. In other words, you pay insane rent for a shoe box that has no functioning lifts, super slow internet, and no security with people coming in and out without checks. The Collective has been the worst living experience since I moved to UK. First of all the rooms are extremely tiny, not enough space for your personal belongings (e.g. clothes). The cleaning service is awful, it takes lots of complaints to actually find your room clean. The building is situated in the middle of a huge ongoing construction point: debris coming in the room and on the bed; noise, shaking of the building as the machines dig underneath, etc. More about the inside environment: the ventilation in the corridors is almost non-existent, the promised facilities do not always function, during summer the rooms reach 40 C degrees of temperature without any provisions from the management, etc. About the service (with the exception of only a couple of kind people at the reception) you receive dismissive replies when you inquire about anything that may affect your staying there. In regard to the outside environment: only one mini market that offers the basics in the highest prices, no cash point machine in close proximity. The Collective is situated next to one of the most dangerous areas of London, lots of gangs walking around day and night. I would not recommend this place to anyone not only for the bad service and nonexistent quality but also for location. Most importantly they haven't submitted my deposit to one of the approved schemes. They did it after I checked and complained. They kept my deposit because I asked them to leave as all the above problems caused me health issues and an unpleasant stay. They kept my deposit although I have been e-mailing and discussing the above issues with the argument that otherwise they will be hunting me through courts and other means. An awful experience, awful people, facilities and management.

I have had mixed experiences with The Collective. Upon check-in room was not ready and the staff did not handle it properly. It was paid for a day earlier so I could early check-in but it was not. Room was dirty with hairs on the toilet and sink. They have few changes every now and then and one of which was the laundry which all tenants/guests unable to use the facility for few days which was not acceptable. There should have been contingency plans in place before changes. I would like to commend one staff for her excellent service Fatima who is ready to help from my queries, to parcel assistance and other needs i.e lost mails.

I stayed at the old oak, Nash house. lived here for a period of time. I was shocked by how small the rooms were. I was woken up by the HS2 construction outside at 5 in the morning. The fire alarms would go off at all hours and unpredictably. The WiFi was incredibly slow or wouldn't work meaning g I aas unable to work from home. I am shocked by all of the positive reviews as it is not an accurate reflection and I found the trust pilot reviews to be more accurate. Would not recommend!

I lived at the collective old oak for a while and it is not worth the price the space is very small way too small and although they advertise it as you have collective spaces to use for this and that... it's still not worth the price and now they are again as of September 2022 they have told us the are putting up prices which are extortionate for the space. You can find much cheaper accomodation with more space. and the people in charge never listen or are never there for any issues you have the people at reception never answer the phone and Are not helpful at all. Please don't waste your money. This place is not worth it. Really bad experience this is not what it is advertised at and don't be fooled by the pictures the room is like a cupboard.

They are lies and thieves, they do not return deposit! for 4 months I try to return my money, I have all bank evidence that they recieved money, dozens of emails were sent them, but there financial manager just email "i communicated my bank they said they have no your money". Hi guys, So if you are thinking to move here here is my experience of The Collective, Old Oak. I moved out a month ago, and prior to moving out I had settled all of my invoices from The Collective, however their accounts team had sent me a further one for around £600.00. I had questioned this at the earliest possible time asking if this was sent in error. The reason being is that to my workings, I had settled all of my rent and also given them an additional £1,300 as deposit which they were holding. Two weeks prior to move out, as per my contract I had also requested that I was able to receive my deposit back at the earliest available opportunity. Following my move out, I have sent emails to Jose at the accounts department several times asking him if we could come to a resolution about this final payment, as well as the return of my deposit. Unfortunately despite several emails chasing this up, and a month go by, they have not even provided with me the courtesy of an email back to say that they have acknowledged and are dealing with my request. It’s extremely disappointing because when I was living in the building, I was often asked by staff members to write positive reviews on Google for the building, and clearly these don’t take into account the lazy and disrespectful way in which you are dealt with once you move out. I am writing this bad review not because it gives me any enjoyment at all, but because I am hoping that my words written in a public forum will be the only way I can receive a resolution with this company. My advice to anybody considering this place to move to is to stay well clear, don’t believe the positive reviews and there are much better places to move in to.

My experience here is immensly delightful. I have here for the past 6 months and without any doubt I could recommend the place to anybody who require accomodation in a calm and quiet environment. I was provided with all the facilities and whenever I required the assistance of a support person, they were there withlut any delays. The room is really fitting for a sigle or a couple occupancy and you have all the facilities included inside the room. Bed and linen are so clean. Wash room was so spaciaous. I would like to specially mention the remarkable and prompt service given by Abdo, who handled my move in. The moving in process didn't take more than 2 days and it was all arranged and he was so attentive to make my moving in process a smooth one. Thank you abdo for that service and truly commendable. I would love to stay at this place whenever I come back to London and I would recommend the place to anybody without any doubts.

Do not be deceived by the photos. This place is wildly expensive, cramped, stuffy and dirty. There is absolutely nothing in the local area, Harlesden down the road is one of the roughest neighbourhoods in London. Many people don’t feel comfortable walking back from the tube at night. The building overlooks a noisy, dusty hs2 building site. One of my personal belongings with enormous sentimental value went missing when the cleaners entered my room, I never got it back. All they could off me was an apology and a free pizza in the bar area as if that makes up for it. I begged to be let out of my contract early due to this and other personal circumstances, but they weren’t prepared to release me a single day early, and apparently there is nobody more senior then a marketing assistant you can speak to about this. When I first asked to leave my emails got ignored for weeks. The ‘shared kitchen’ with a neighbour is basically sharing a broom cupboard with a microwave in it. There is no ventilation what so ever. The windows only open a crack, and when you do open them, your belongings get covered in dust from the building site. I now have a much larger studio, in a much nicer area, for the same money I payed here and am gutted I wasted so much money and time here miserable.

I’m absolutely loving the building and have met so many new people in such a short amount of time. The facilities are great and definitely would highly recommend staying here! The transport is so quick and easy there’s either Willesden Junction which is a short 5 min walk or North Acton tube which is 10-15 min walk but will get you to zone 1 in less than 20 mins! The bedroom itself is all furnished and very cosy! Plenty of storage space and for what you’re paying for it’s amazing! Best part to this is the cafe offers room service so if you’ve partied to hard then there’s an easy option for not leaving your room!

The collective old oak is not a good place to stay. There are many problems including the Internet hardly working through my stay here. I had my window broken for 3 weeks and was finally fixed after so long. The whole experience has been unpleasant. I asked to talk to the property manager and I am still waiting for that call. Laundry room is very dirty. And the machines are constantly broken. I asked for a reduction to my rent and they told me that they fixed the issues without taking into account how long it took them to actually solve them. The Internet still does not work btw and people have to work from home! Unbelievable. Do not even consider it!!

My contract finished 31st December, still have no deposit, or worse any information regarding when I will be seeing it. My Emails have been ignored by finance, who id like to point out were very good at replying whilst I was staying there. This isn't helped with no way to call them to find out what's happening. This is extremely frustrating and has completely ruined an otherwise very enjoyable experience.

They were on time and lovely to talk to, Hanife also checked on me to make sure I was happy with the cleaning and helped me remove some of the things left unattended from previous tenants. Living there was awesome too, it was so easy to meet new people, build new connections and host and attend various events. However the building itself isn't setup for an optimal experience, the regular rooms are very small, the infrastructure of the building is a bit problematic (there was always electrical issues or issues with equipment in event spaces), booking spaces was always a hassle (the app needs improvements) and hygiene standards are sub optimal.

Starting with the positives. The communal areas on each floor are very nice, probably one of the only things good about the place. There are games rooms, spa rooms and nice quite work areas. The staff are great and very helpful. But overall it is not worth what you pay at all. The room itself is very small, the main take away about this place is that there is no AC in the rooms. So between April- Winter there is unbearable heat, mostly the higher the floor you stay. Outside could be cold but inside will be boiling. During summer you cannot sleep or stay in the room for more than a few hours with inside heat levels being between 7-9/10 on average and you feel like you can’t breath because of the humidity. Even with multiple fans on and humidifiers. During winter it is not a bad stay, but besides that it’s not worth it. Short term isn’t bad but don’t tie yourself in for more than a few months.

My rating is not a reflection on the staff as they have been 5* top notch. They were very professional and efficient. They were always very helpful. However I did not enjoy the room. The studio is just not big enough for 2 people even though it states that 2 people can stay. I was told the bed was queen size but it was no bigger then a double and we really struggled to get comfortable. The shower drain kept blocking from normal use, it kept flooding the shower tray. But thanks again to the staff who were always quick to fix any issues. The room collected way too much dust. The taps in the bathroom and kitchen had way too much pressure, you open it a little and splash everywhere. ALSO, the kitchen tap is very bad, it goes from cold, you move it a little and the water nearly burns your hands. The fridge is right under the cooker, when you are cooking the heat actually transfers to the top shelf of the fridge door so anything on their could possible get warm. The room is hot and I can't imagine how hot it would be during the summer. The worst of it is the traffic and road works right outside the building. If you book and uber, it's likely to be cancelled and there is way too much traffic because of the stupid way they have planned the temporary traffic lights you will be late for work. Of course not the fault of the collective but this drove me crazy! Parking - there is no parking, like at all you will really struggle to find any. I chose the wrong time to stay here (covid) as I was not able to use all the facilities but I would say it is good if you're very social and want to make lots of new friends. There will be lots of parties and events.

My contract was from September to May but had to leave in March due to COVID-19. I asked if I could speak to anyone about my situation in regard to being let go from my contract but was told from my letting agency that they couldn't do anything about it and to contact The Collective. The Collective said the exact same thing. From my perspective it was exasperating. I wasn't being given any answers. In the end the manager of The Collective Ajit rang me, belittling and laughing at me on the phone as to why I would even consider that I would be entitled to a partial refund or any compensation even though the gym (which I had paid for) had been shut down, the events had temporary halted, wasn't contributing to any of the utility fees and availing of their biweekly cleaning services. To make matters worse my letting agency refuse to give me my deposit back as they said that their employee had made a mistake in their accounting. I paid £3000 for a vacant room. In the end I came to find that they gave deals for certain tenants and let them leave their contract. I guess they got to pick and choose. There was also miscommunication on their part when I moved in. My belongings had arrived on Saturday evening. I was awakened by furious knocking on the Monday morning and met with an employee accusing me of being inconsiderate of people as their flat mate had wanted to move in on Saturday but 'couldn't' as all my things were blocking the kitchenette and how my dirty dishes were occupying the sink - there was one plate, one fork and a knife in there. I was quite upset by this as I was quite new to London and was excited about living there. They hadn't even notified me that someone was due to move in. Any subsequent interactions (eg asking for the mail key) with this employee I was always met with hostility. The cleaners had taken my pillow case when cleaning my room which was an honest mistake. I told them about it and they said that they would look into it and that reception would contact me about it. Two weeks later and no reply I emailed them myself. They said that they would replace it for me. Another two weeks go by and I went down to reception and asked them again. Another two weeks go by and nothing happens. The ground floor is quite clean but I did witness a rat/mouse in one of the common spaces and in the restaurant too. I would be wary of eating there. Overall, if you are a working professional hoping to make friends in this city, willing to pay £1000 for a tiny room and live an area that is not the safest then by all means consider this place. In my opinion, I do not think all the inconveniences that I experienced of less than seven months of living there on top of the steep rent, unsafe area and lack of amenities (construction work and industrial shops) worth it. I do not recommend.

I lived at The Collective Old Oak for six months and the COVID-19 lockdowns started a few weeks after I moved in. The contract said "this document is not intended to create a landlord and tenant relationship" even though it clearly was a tenancy agreement. Upon investigating this due to some issues that arose I discovered that the agreement is most likely an Assured Shorthold Tenancy agreement (I'm not a legal expert but I was considering taking legal advice). The studio flat itself is tiny. The bathroom in particular was frustrating. Showering was difficult as there's no space to move around. When sitting on the toilet I was also right up to the sink. The communal facilities are the selling point of this accommodation but due to COVID-19 I didn't get to experience this to its potential. There were regular and diverse events which they continued to provide remotely. On two different occasions throughout the lockdown maintenance contractors were sent for non-essential work. I asked repeatedly why this was essential and got no response. On the second occasion the dates didn't work well for me so I asked to find a more suitable time. The response was slow and I was panicking the maintenance contractors would come whilst I'm in the middle of an important meeting. We did just about manage to agree a more suitable time but that message wasn't passed on to the contractors who let themselves into my home whilst I was in the middle of an appointment with my doctor. They should not have entered my home without my permission -- this is illegal. The Collective did give me a kind of apology. I moved out 14 days ago and still haven't received my deposit (they responded to my email today and said I'll have the money back next week).

Pros - Amazing first step when moving to the City - Majority of people and staff are lovely - Easy way to make friends - Good Tube connections - Restaurant food tastes very good - Bi-weekly cleaning is nice Cons - Management is chaotic and disorganised. - There is a rubbish processing plant which has a license to operate 24/7/365 and is about 100ft from the building. As a result, I had 5am wake ups when they would start work. It took multiple emails over many months to be offered a room change. - They make policy changes without consulting the residents and also backtrack changes without telling anyone. - A team can ask you the same question, multiple times. It seems they don’t communicate with each other. - They modify events without consulting the residents. For example, they commercialised the free Friday drinks by moving them from the community venue to their restaurant. While you still had an hour of free drinks, it felt like a move to make money, and the mood went from social to a networking event. - On two occasions I’ve reported mice in the restaurant lounge. - While in-room maintenance is performed quickly, building maintenance doesn’t appear a priority. For example, if the lift breaks, we may have to wait days for an engineer to visit. Also, the faulty lighting sensor in the ground floor toilets has never been fixed, despite people raising it in the Facebook group. - The incentivised ambassadors cancelled the weekend free brunch as they no longer wished to run it without volunteers. After significant backlash, they reintroduced it. - You’re encouraged to volunteer for a company that charges you upwards of £1,100 a month on rent. Horrible communication, the moment I signed the contract they stopped contacting me and did not inform me about the move-in procedure, which resulted in me coming in way to early and having to wait for multiple hours to check-in they also did not inform me correctly about the guarantor rules which meant I had to pay 3 months rent in advance for the full year. Moving out was the same drama, no information was given and the people at the front desk where not even aware I was moving out even though it stated in the system that someone else was moving into my room the next day, ended up just leaving without checking out because after a hour of waiting I had other appointments I had to get to. Security is very lax, anyone can come in and out the building. Within the first 2 months a girl got assaulted in the bathrooms and no information was given on how they would solve the security issue. Washing machines were broken more often than not, they have finally installed new washing machines about a month ago but only after people complained for multiple months. The common kitchens are always dirty and even with the windows closed you will get a lot of outside noise in your room. The people are nice but it has a very college atmosphere and not the professional atmosphere I was looking for. Overall it's a very average place that does not fulfil their promises. I will admit I can see that they are trying to make changes these past few weeks but they still have a long way to go and for the money we pay for rent it is definitely, in my opinion, not worth it, way overpriced and I am very happy to have left.

I have spent 6 months at collective old oak and this is my genuine opinion: - my checkin experience was terrible due a front desk lady called Tia. A Finnish lady absolutely unfriendly not hepatic as the scandi use to are. This individual continued with a negative behaviour to the point that I have reported her but she still in the management team. Crazy. - I have rented a "studio" which in the end was large as much as the other room with the exception that I had a kitchenette that was ridicolously small good only to make a cup of tea. - very limited space. When I mean limited space I do mean Very Limited! - Shared kitchen are ok but often messy or occupied from small groups having dinners and staying there for ages.. - Few times during the middle of the night fire alarm went on because of someone joking with it! everyone was called to go down at 3am! absolutely unacceptable! - Shared spaces are ok but again very young silly collectivists do not understand the sharing concept. They occupy these spaces all the time shouting and simply acting odd. - Collective tend to let you spend even more money with the grill bar (even if discounted) and with the shop around the corner which is well over priced. The gym in the same building closed down after few months without refunding anyone! ok was a different company however had a strong link with the collective. A black guy (trainer) doing some lesson there was absolutely rude, aggressive and odd. Except with ladies of course .. - The Collectivists: being very honest the collective is populated by youngsters that do not have enough cash to rent a proper space OR they got some mental illness. I personally saw far too many of them in fact I was not socialising with anyone except with the staff of the grill bar which were lovely. Some of the native english speakers at collective are clearly racist as they do not mix with foreigners as the brits usually do actually.. - Internal "mafia": a small group made of collectivists and staff was leading the scene there and when my friends applied to become ambassadors even if they helped with voluntary works and they got extremely great reference they got denied. Guess who got the role then? some of these guys being part of this group! - Unreasonable rent fee: the "studio" costed me £1260 all included. Absolutely over rated! considering the sauna closed down for renovation many months, gym was to pay on top of rent, grill bar was a part of it, everything is quite small there so it can get overcrowded easy and the events spaces are often booked to external organisations in order to generate an additional source of revenue to the Collective. In conclusion: if you are 25ys old max and you are just arrived in London planning to stay there for few months and move out maybe go for it but do not get involved with that sort of lifestyle otherwise you risks to become a worthless loser as many of the guys living there..

My friend lives here and whenever I visit I'm always impressed. The accommodation is really modern, has a chic vibe and the facilities are great. There's a games room, a free brunch from 12pm offered at the weekend, a gym, a library and nightime classes and a bar/nightclub. I don't even think that's all the facilities! Each time I visit my friens shows me something new, there's also an open balcony for all guests which is good for the summer months and hosting a bbq. The only downside I think is the location, but transport links are fairly good. Wilsden Junction is about 9 minutes walk and North Acton station on the central line is about 13 minutes walk!

My girlfriend rented at the Collective for a year and while there are some perks, generally the whole experience was horrendous. I'll start with the good points first - the location has pretty good transport links, it's a 10min walk to North Acton and there is a 24 hour bus service which runs regularly. The other is the restaurant downstairs, the food and service is great (perhaps a little overpriced) and they can also deliver directly to the rooms. It didn't really come as a surprise to me when I later found out that the restaurant was not part of Collective and run by someone completely different. I could never understand why the restaurant was run so well but the Collective seemed to be run so poorly - this explains why. Now onto the not so good. The area is an absolute dump, very unsafe with a high rate of knife crime. I wouldn't advise anyone to walk home from the station or along the canal path late at night. The security is very laid back at the entrance. Although you need a key card to get in, the people working at reception are too busy gossiping to notice anything out of the ordinary going on. That brings me onto the reception/lobby area. Overall it seems quite well presented, some thought has gone into the decor and it's a nice shared space. Unfortunately this is completely let down by the massively unprofessional reception staff. They are for the most part completely disinterested in the residents, it's very clicky so they will speak to come people and completely ignore others. I think they think they're running a 6th Form common room as opposed to rental appartments (apartment is a bit to generous if I'm honest). There are two lifts, in my experience nearly one is always out of service so you might be better off taking the stairs...hopefully you aren't on one of the top floors. Most of the rooms have a tiny shared kitchen area, it is basic at best so don't expect to be cooking anything complicated. As the kitchen is shared you better hope you are sharing with someone considerate and tidy, in my experience this isn't the case and you won't find your efforts reciprocated. The room is incredibly small, barely enough for 1 person let alone 2. The bathroom is like a portaloo, you have to keep the door open to bend down. I've seen dog kennels that are bigger. I think my biggest gripe is around the cost per month vs what you actually get in return. For 1200/month I wouldn't expect the hot water to be unavailable for 2 whole days, nor the Internet being out for 5 days. Their response to the latter being to provide username and passwords belonging to other residents... Or failing that, to contact the service provider directly, as they clearly couldn't find the time in their busy schedule... Which in my experience consists of sitting in the restaurant ordering gin and tonics. For those people that deem the Collective to be a safe and secure place, I’d just like to draw your attention to the email that was sent to residents regarding the sexual assault that took place in the ground floor toilets which just happen to be right next to the lifts and reception. Clearly the ever vigilant reception would have seen this....or not. In summary save your £1200 per month and spend it in a crack den because the service will probably be better, you’ll almost certainly get better value for money and no doubt you’ll come away satisfied with your purchase.

I will caution however - that you get out what you put in. To make the most of the social opportunities you must make an effort to engage and get to know people. A little effort goes a long way. Some of the single rooms are extremely compact in the style of a budget French hotel, but with cleaning and bed sheet changing services included, it more than makes up for this down side. There are great supporting facilities inside which encourage socialising in this tight knit community. A cinema room, a games room, a sauna, work spaces and more contribute to the cohesion of this vertical village. It loses a star because of there only being two lifts serving the majority of residents, plus they are tiny. The location, although close to a train station hub, doesn't present much variety in terms of shops and restaurants within quick walking distance. Still, it's reasonably priced with bills and Wi-Fi included.

Die Lage: Industriegebiet, sehr laut auch an den Wochenenden (zumindest paar Stunden morgens). Zudem ich traute mich nicht als Frau sehr spät zurückzukommen, ich blieb höchstens bis 21h in die Stadt da, es Sommer ist und der Tag lang ist. Zimmer: sehr klein, ich bin klein und grade passte ich in der Dusche rein. In meiner ersten Woche hat meine Nachbarin keine Rücksicht auf mich genommen und vorbereitete ihr Lunch für nächsten Tag nach Mittelnacht um 1Uhr oder 2 Uhr nachts. Und das obwohl wir Rücksicht auf unsere Nachbarn zwischen 8h und 23h nehmen müssen. Ich habe sie sehr freundlich darum gebeten vor 23h ihr Essen zu bereiten, da sie mich leider aufweckt und ich nicht leicht wieder schlafen konnte wenn ich überhaupt wieder schlafe! Ohne Erfolg sie machte trotzdem Krach. Leider haben die Mitarbeiter nicht wirklich auf meine Beschwerde reagiert. Mein Haupt-Bedürfnis einfach ein paar Stunden in Ruhe zu schlafen wurde nicht erfüllt. Und das ist für mich schlimm gewesen, vorallem wenn der Preis für die Mini Zimmer oder Kabine so hoch ist. 2 Sterne weil das Gebäude über große und für mich schöne und kreative Gemeinschaftsraüme verfügt. Auch die Küchen sind mit Geschirr und Töpfe ausgestattet. Waschsalon groß, Bügeleisen vorhanden. Supermarkt in 2 Minuten zu erreichen. Aber schlafen und in insbesondere in dem 2018 heißen Sommer war für mich persönlich katastrophal.

My girlfriend used to live here, and i would visit her often. The building feels more like a budget hotel than a home. Average occupant age range is from 20 to mid 30s. Inhabitants are friendly and social on the whole, there's a lot of social events going on every week. The shared living spaces are nice, though don't expect other residents to be as mindful or considerate as you are to others, or tidy for that matter. Majority of the accommodation rooms are very small with micro en suites. Much like a ship cabin. Not ideal for the claustrophobic. There is no air conditioning in the rooms so they do get very hot when its warm or muggy. There is a lot of noise outside (all night and day) due to the surrounding area being redeveloped, so if you want the window open, that is the compromise. The local area is generally rough and dangerous at night with a high rate of knife crime and very little in the way of cafes, bars, shops, unless you jump on a tube. Do not walk along the canal path at night by yourself. Personally, I feel the living costs for these rooms are massively over-priced. One of the few good things about this building is its proximity to Willesden Junction and North Action (Bakerloo, Overground and Central lines).

If you are going to move to London, or you would like to find a new place to live, the Collective is what you need. I moved in this amazing co-living a few months ago, and I feel that this experience is unique. A place where every day you can choose wonderful activities (yoga, brunch, English classes, seminars etc), where you can easily meet a lot of new friends, where you feel safety night and day as you were living in a hotel, and where the staff is always ready to help you and to make you feel at home!

I stayed at the Collective for 13 months and loved the place. There were a few teething problems in the first 6 month (generally related to lifts not working, fire alarm issues and delays with the opening of the gym and shop) however residents were compensated for these and the final 7 month were relatively hassle free. The staff are awesome, really helpful and kind and are willing to take on board feedback and ideas for improving the place, infact they actively encourage it! It makes a big difference coming back after a day at work and seeing friendly faces to chat to. The weekly events are a really good and there's generally a good mix to suit different people. The communal spaces are really good and well cleaned and maintained. The kitchens are good spaces to get to know your neighbours. If I hadn't been leaving London I would have happily renewed here as I think it offers really good value for London and if you're sociable and willing to interact then you'll get the most out of the experience. If you're not willing to socialise then it may not be for you.

I've just extended my contract for another year because living here is so easy. There's always someone to sign for my parcels and the wifi is really fast, which is really important for work as I work with video, and not having to clean and dry my own bedding is really helpful as I don't have much spare time. It's a bit like living in a hotel. I've rented in London many times before but my last place was a bit far from the station, the living room door didn't fit the door frame, the bath leaked into the kitchen, and my housemates were annoying. Small things but it all adds up to a home that I didn't want to go home to when I've just spent 12 hours at work. So for me, the Collective is ideal. There's space for me to get things done in peace, and there's always someone I know in the bar if I want to chill out.

I've lived here for almost a year now and the experience has been great. I was renting somewhere else in Zone 2/3 before and back then I was paying more than I'm paying now in rent, bills, utilities and taxes. I like the all-included monthly licence payment and the whole concept of Co-living. On-site gym is a great perk, as well as the option to entertain in the public spaces. One of my favourite hangouts in the rooftop terrace! Didn't have this much space to practice my martial arts in my previous flat. Two thumbs up, and if you're the social type, the plentiful and varied events put on by the team are great!

Great place to live in London. You get your own private space plus plenty of shared rooms to use for work/study, socialise, play games or watch movies. Price is reasonable - I used to pay more for less in Zone 1 before. Management is so nice and helpful - there is always someone to talk to if you have any questions or issues.

The room is big enough, really comfy and nicely furnished. Loads of facilities and event to enjoy. Never had any issue here and hope I'll be able to stay here for as long as possible ! Being only 5 minutes walk from my work this is a convenient place to live. A bus stop is right outside the front door and the nearest tube/overground station is 10 minutes walk away if I wish to travel in to London. The restaurant has good quality food and is very reasonably priced. They have various interesting activities during the evening and there is lots of entertainment available.

I've lived in the collective for 10 months now and can honestly say it's been an amazing experience! I've met so many people (now good friends), from all walks of life. The management organises weekly activities, social events and talks about furthering your career, self-help and many other topics. The staff are all very helpful and friendly. The pros definitely outweigh the cons (small room, lack of storage space etc). If you're looking for having a new experience, making new friends and cultivating your passion with like-minded people, this place is for you.

I’ve been staying in the Collective for almost 12 months now so I feel well placed to provide a review. This is the fourth place I’ve rented in London since moving here some 4 years ago. My experience of renting rooms in London prior to the Collective comprised of dilapidated rooms beset with damp, bathrooms shared between 6 people, unsociable housemates and reminders to “top up the electricity card”. All these annoyances have been rectified by moving into the Collective where I have a contemporary and well-maintained place to live, an ensuite, a great friendship group and all my bills sorted in one payment. The great range of people, events and spaces to hang out at The Collective creates a dynamic environment where it is very difficult to get bored. I fully expect the co-living model to take-off In London over the next 10 years and The Collective to be the main driving force behind this change.

I've lived at The Collective in a one of their average rooms for 9 months. To be fair, my experience living there has had its ups and downs. Area The area is terrible - the building is located in an industrial area in West London, there's literally nothing to do there and you need to walk or take the bus to North Acton/Willesden Junction. Again, in my opinion, the area is not precisely safe, but if you've just settled into London, trust me, you won't find anything cheaper. The Room Your room (I don't know about studios), is not designed for you to stay there for the entire day, just to sleep. The rooms are extremely small, I can't stress it enough. The kitchen in the twudios are suffocating; there are no windows to ventilate! If you're the kind of person who loves to socialise with people and likes hanging around, then The Collective is your place. From my experience, unless you don't fully embed the culture, you won't enjoy the experience living at The Collective; there are social events every single day and lots of people who you can talk to. There's a gym and groceries shop (super expensive) in the building. The laundry room is a pain, there are like 7 washing machines, and another 7 driers for 500 people! Generally, it's been an experience that I will remember.

Moved into the Old Oak about a month ago from dreary old Leeds and have thoroughly enjoyed living there so far. It has made my move to the big ol' smoke a whole lot easier. The Old Oak has a really relaxed atmosphere and has been a wonderful place to meet, connect, network and collaborate with other young and like-minded young professionals and creatives. Also, my life now feels a lot more 'hassle-free' due to the convenience and ease of life at the Old Oak (never again do I have to worry about paying all those different bills - such a relief!!) What I love the most, however, is the real sense of community which pervades - there's a really great 'vibe' here!!! It has made my move down from the North that much easier.

we visited our daughter who was staying at The Collective. I have to say I was hugely impressed. a combination of a plush hotel and a luxury block of apartments. there was a very cool buzz around the place with a real diversity of age, nationality and purpose. The facilities were outstanding. the access via tube ideal. It had a relaxed vibe but the whole thing seemed to be functioning smoothly and simply. I can definitely see the appeal for young professionals who want affordable, low maintenance living in London.
